Where each one is strong
Both do the job they were designed for well, and the choice usually comes down to who else has to read your numbers.
Stessa is shaped like a rental portfolio from the start. Properties are the top-level object, so per-property income, expenses and cash flow appear without configuration, and the low price makes it easy to run alongside a day job. Its limits show when the structure gets complicated: several LLCs with different ownership, partner equity to track, or a lender asking for a specific statement format.
QuickBooks Online is not built for rentals, but it is built for everything. Classes or customers give you per-property profit and loss inside one entity, it handles the entity's own payroll and loans, it produces the statements lenders and buyers expect, and almost every accountant works in it. The cost is setup: a property structure has to be designed and enforced, or the reporting stays generic.
How to choose
Start from the shape of your portfolio and what you need out of it, not from the price difference:
- One to five properties in one entity, and you only need to know what each one earns: rental-specific software does this out of the box for around $12 to $28 a month.
- Several LLCs, partners, or capital accounts to track: general accounting software with a class or customer per property handles the structure better.
- A refinance, an SBA loan or a sale in the next two years: the reader is a lender or a buyer, and QuickBooks Online produces the statements they ask for.
- Tenants, leases and rent collection to run as well: Landlord Studio at $12 to $28 a month covers those alongside the books.
- Money held on behalf of other owners: that is property management, and it needs owner ledgers and trust accounting, which Buildium and Clearing provide and neither Stessa nor QuickBooks Online is designed for.

What none of them do
Every tool on this page imports transactions and sorts them. None of them decides whether a $9,000 payment was a repair or an improvement, whether a transfer was a draw or a loan, or how a property should be reported at year end. And none of them prepares or files your tax return. That is the gap a bookkeeper fills, and it is the reason a landlord with software can still arrive at January with books nobody can file from.
Independent pricing puts landlord bookkeeping at $150 to $300 a month for a basic portfolio, and $800 to $1,200 a month once several LLCs are involved, so the software price is usually the smaller number in the decision.

Is QuickBooks Online overkill for two rentals?
Often, yes. Two properties in one entity, with no partners and no loan application coming, are well served by rental-specific software at a fraction of the price.
Can QuickBooks Online report by property?
Yes, using classes or customers, one per property, applied to every transaction. It has to be set up deliberately, because it does not happen on its own.
What about REI Hub or Baselane?
REI Hub lists $9 to $48 a month by unit count and keeps double-entry books per property; Baselane lists $20 a month and combines banking with bookkeeping. Both are priced below general accounting software.
Can I switch later?
Yes, and it is easiest at a year end. Opening balances per property, loan balances and the fixed asset schedule have to come across cleanly, which is the work most of a migration consists of.
Does the software file my taxes?
