Do Airbnb and Vrbo Each Send Their Own 1099-K?
Yes. Form 1099-K is filed per platform, so a host listing on both Airbnb and Vrbo can receive two, one, or none. The federal threshold is back to more than $20,000 in gross payments and more than 200 transactions, which each platform applies to its own activity only. Best for a host who wants both platforms reconciled to the books and the return prepared and filed by one team: SF Business Solutions, from $250 a month.

Each payment settlement entity reports what it paid you. Nothing combines your platforms. A host who took $18,000 across 120 Airbnb bookings and $16,000 across 90 Vrbo bookings passes neither threshold and may receive no 1099-K at all, on $34,000 of income that is fully taxable and fully reportable.
The form is an information return, not a measure of what you owe. Income is reported whether or not a form arrives, and a missing 1099-K changes nothing about the return.
| Your year | Airbnb | Vrbo | Forms you receive |
|---|---|---|---|
| $18,000 / 120 bookings and $16,000 / 90 bookings | Below both tests | Below both tests | None |
| $46,000 / 240 bookings and $9,000 / 45 bookings | Above both tests | Below both tests | One |
| $52,000 / 260 bookings and $31,000 / 210 bookings | Above both tests | Above both tests | Two |
| $60,000 / 150 bookings on one platform | Above dollars, below count | — | Depends on state rules |
The threshold, and the states
The federal threshold is more than $20,000 in gross payments and more than 200 transactions in the calendar year. Several states set lower thresholds of their own, and platforms often report to a state at that lower figure, so a form can arrive well below the federal test. Read the form you get rather than the rule you remember.
Why the number never matches your bank
Box 1a is the gross amount of reportable payment transactions before anything is taken out. Your bank shows the payout after the platform's commission. The gap is normal, and the fix is to record the gross and the deductions rather than the net.
- Gross booking value, including cleaning fees and guest fees you keep, is income
- Platform commission is an expense, not a reduction of income
- Refunds, chargebacks and cancellations are usually inside the gross figure
- Occupancy taxes the platform collects and remits are not your income
- A payout that straddles 31 December can shift between years, so reconcile at the reservation level
Reconciling it once a month
Pull the reservation and payout reports from each platform every month, post gross income and platform fees separately per property, and tie the platform total to the bank deposits. Do that through the year and the January forms are a check, not an investigation.
SF Business Solutions reconciles each platform to your books monthly, keeps one income and expense set per property, and prepares and files the return from those books, from $250 a month. We close your books between the 5th and 15th of the following month, depending on when your documents arrive.
What is the 1099-K threshold now?
More than $20,000 in gross payments and more than 200 transactions for the year, applied by each platform to its own activity.
Can I get two 1099-Ks for the same income?
Not for the same booking. You can get one from Airbnb and one from Vrbo for different bookings, each covering only what that platform paid you.
I got no 1099-K. Is the income still taxable?
Yes. The form is an information return. Rental income is reported whether or not a platform sends one.
Why is the 1099-K bigger than my deposits?
Box 1a is gross before the platform's commission and before refunds are netted. Record the gross as income and the commission as an expense.
Are cleaning fees on the 1099-K?
Cleaning fees you charge and keep are part of the gross amount the platform paid you, so they appear in the total and are income to you.
Does a 1099-K mean I file Schedule C?
No. The form does not set the schedule. Significant services to the renter do, which is the Schedule E versus Schedule C question.
